Verification of scheduled Home Watch inspections will be emailed to you so you always know what’s going on with your property.
Our comprehensive property management services include:
Interior Plumbing Check
- Inspect for water leakage under sinks and vanities.
- Check that toilets are functioning properly.
- Inspect walls, ceilings, and floors for signs of leakage.
- Check drains for signs of backup.
- Inspect water service and all interior taps and faucets for leakage.
- Run water in all sinks, tubs, showers and toilets to keep traps filled.
- Check washing machine and dishwasher hoses for leaks.
- Take corrective action on any issues, upon your authorization.
General Interior Inspection
- Inspect overall interior condition of home.
- Check that security system is set.
- Check for any unusual odors.
- Look for unusual dirt or dust evidence.
- Check home for visual signs of insects or pests.
- Water the plants/garden.
- Look for signs of forced or unauthorized entry, theft or vandalism and immediately report to Police.
- Check that all doors and windows are closed, securely locked, and are in good condition.
- Check for mold growth on interior surfaces (walls, doors, ceilings, etc.).
- Check floors, walls and ceilings for signs of water damage or leaks.
- Check all interior lights for proper operation and bad bulbs; replace with customer-supplied items as needed.
- Assess quality of maid/cleaning service performance once a month.
- Check that refrigerators and freezers are cooling properly and that other appliances are in good working order.
- Take corrective action on any issues, upon your authorization.
Payment of Your Obligations in Mexico from Your Established Reserve Fund
- Annual property taxes.
- Maintenance and repair supplies.
- Utilities (gas, water, electricity, telephone, TV and Internet).
- Other, as required and authorized.
In conjunction with our comprehensive property management services we also provide the following fee-based services
Welcome Home Services (Check-In/Check-Out)
We will prepare the residence as follows for your Guests or prior to your arrival:
- Set up package for your Guests such as fruit basket, flowers, wine & delicacy arrangement, personalized welcome note, etc. per your specifications.*
- Security deposit collection at check-in and refund upon successful check-out inspection. (Subject to your agreement and approval.)
- Restock refrigerator, pantry and bathroom with essential items per your specifications.*
- Complete quality housekeeping service performance at check-in and check-out.
- Provide maid service during your or your Guests’ stay, per your specifications. *
- Guest registration (check-in) and check-out.
- Energize water heater.
- Reactivate ice maker in freezer.
- Close all closet and cabinet doors.
- Check that air conditioners are functioning properly.
- Turn on main water supply valve and flush out hot and cold water lines through all faucets and toilets.
- Check phones for dial tone, TV cable & Internet signal (if applicable).
- Check that clocks are displaying correct time and reset when necessary.
